Cypress Construction Management teamed with the Gilbane Building Company to provide construction management services for the $436.4 million project. Our CM team represented the DGS in the negotiation of the GMP, analyzing all aspects of the DBE’s GMP. During the pre-construction phase we provided construction management services for this progressive design-build project. The Resources Building Renovation Project involves a comprehensive renovation of the 17-story 657,000 SF building located at 1416 9th Street in downtown Sacramento. The structure will undergo a seismic structural upgrade and receive all new building systems, exterior facade and tenant improvements. The goal of the project is to extend the useful life and viability of the building by correcting the fire/life safety deficiencies and completely upgrading all infrastructure systems as well as achieving Zero Net Energy and LEED Gold certification.

Orange County Central Justice Center

Location:  Santa Ana, California
Size of Project: 200,000 square feet
Completion:  Summer 2026
Project Cost: $60 million

Cypress was selected by the Judicial Council of California to provide construction management services for the Fire Life Safety Deficiency Corrections project at the Orange County Central Justice Center. The project scope consists of modernization and upgrading of the life, fire and safety systems for floors 1 through 3 of an existing 11 story building. The work includes cleaning and removing asbestos containing materials, installation of new ceilings with energy-efficient LED lighting, replacement of the MEP systems, ductwork, BMS and smoke evacuation system, and fire sprinkler systems.

This project is being completed in three phases while the facility is occupied. The project is challenging due to the age of the building and various unforeseen conditions which may impact the schedule and cost. The project started in September 2023 and with completion scheduled for summer of 2026.

Completed: 2021
Design-Build Cost: $236 million

Cypress principal Doug Evans, while employed by another firm, worked with the California Department of General Services on the initial planning, Design-Build procurement, GMP development and construction management for the $236 million project. The new building is part of the Department of General Service’s SPIF program for the renovation or replacement of state facilities in the downtown Sacramento area. The new 11-story, 374,000 sf building was constructed as Zero Net Energy and LEED Platinum. It uses 60 percent less water than a typical building with an EUI 24.8.

California Independent System Operator

Mansour Aliabadi was the project director for Cal ISO headquarters located in Folsom, Calif., this is the $160 million, 26,000 square meter new headquarters building for the California Independent System Operator, or Cal ISO. The project is comprised of three distinct wings with a combination of structural systems and it is the recipient of multiple awards. Cal ISO is the organization responsible for management of the state of California’s electrical grid.
